Certificate of Fitness progress (CF)

This is the new topic on this blog, and will remain sticky until we get the CF as the date of getting the CF is not far from now. Therefore, I suppose this is a good news to everybody, especially to those who have yet to decide whether to book a unit in Bayan Villa, Bukit Ikhlas.

I spoke to Mr David of Bukit Ikhlas today on the progress. Surprisingly he is no longer mentioning the development of the project, instead we are talking about CF application or when we will get the CF. Can you imagine how soon we can move in to our new house? I would say very soon, very very soon…

The last issue that we had is on the access road, and thankfully it has been sorted out and we are ready for CF. The solution is to open an entrance at Court 15 to directly access to Bukit Ciri, this will be the first access road. We will have other access roads in the near future for our convenience such as access through Sun Garden and Wang Soon site. I have uploaded a layout plan with the location of the new guardhouse to please your curiosity, check it out:-

The new guard house is expected to be located next to Court 15, northwest of Bayan Villa.


This gives you an idea where Bukit Ciri is.

    I think need to stress to David that this new guard house, must at least posses some standard. Not a few barrels with a pondok…

    my in-laws are staying near bkt serdang 6 – which is the so called pre-approved access road through sun garden. if the road really opened, please try to be careful driving through that area as there are many childred running around and riding bicycles. the road is narrow and lots of cars parked outside of their houses.

    please be extra careful.

    the original guard-house will be kept, and it will be the primary entry for us too.
    I think I will illustrate all the possible access roads on a satelite map for our reference.

    wow, your in law are freaking rich, just kidding.
    When the road is open, the one who have to be careful are not us, but the residents or parents there. They should not allow the kids to do wheelie on the public road. Hehee… We drivers have to be careful all the time.

    haha. sorry to disappoint, my in laws are not staying in the sun garden. it’s those low cost double storey terrace houses. sometimes both parents and kids are really ignorant. that’s why i chose bayan villa. no cars in the park.

    Hi, I noticed some posts in this site requires password. I am also one of the community of B.Ihklas, in fact I bought a unit in Court 7 back in 08. However, I cant find anywhere in your site which allow me to register as part of the member to read these posts. Please advise further. Thanks.

    By the way, I have also called David late last week and he told me the same thing. Did anyone went to B.Ikhlas lately? What is the progress of the said access road? Is it on tarmac yet? Cheers

    The password only can be request by SAM. Please submit your BI Unit & court you are to verify.

    To know the progress, you can surfing http://www.ikhlas.com.my on “progress” tab for the update. For the access road, please direct get from SAM is better.

    I went to Bukit Ikhlas last weekend and yesterday. However, didnt manage to go in the town villa area as too dusty on the access road. Why dusty??

    The developer is widen up the ‘wang soon’ road(current access road), putting in some concrete cylinder blocks as underground drainage (maybe)…So, is this mean that ‘Wang Soon’ access road will become real in near future?

    that’s the reason why many people are choosing the more expensive property with fully gated and guarded, it is for the sake of safety and security.

    Wang Soon site will definitely have an access road, they have to build an access road if they develop that piece of land, under the MPSJ requirements. But it is a matter of time, we do not know when they will develop it.

    Hi, We have been waiting for the delivery of the keys and it has been so long. They have delayed the delivery of the keys to us. Now they have confirmed it will be end of this year, but how about the compensation since many of us are eligble for the compensation since it has passed 3 years since some of us have sign the agreement. Have we checked on that with Bukit Ikhlas?. When I called and asked them, they mentioned they cant confirm the method of payment and when it will be made. We need to also look into this aspect as we don’t want to go through the troublesome process of getting our compensation since many of us had our plans messed up because of the delay of the delivery of the unit.
