Thanks to purchaser David Blackberry for sharing the photos taken on November 27.
From the photos, we can see:-

The internal roads remain un-repaved;

The controversial wall blocking the access through Sun Garden;

The supposed-to-be a common garden but will be privately used by the type duplex owners;

The badly maintained brick walkway;

Result of underground cables lying by the TNB contractors, the management said the repavement work can be done within two days, so no rush.

i just came back from the site, one good news – Bukit Ikhlas has actually raised the selling price by around 5%.
About CF, the sales people said that they are already in the midst of preparing the CF application…
However, as there are quite a few holidays in December, I am really not sure if we could get the CF by next month…
Anyway, will wait for Sam’s update after his talk with Kenneth on Monday…
by the way, just wondering if anyone plan to install grille to the door / balcony?

It makes my consideration to purchase bayan much more confident, however matters still pending. lol

emm..if install the grill at the balcony..would it look nt so nice….im not sure..
emm..i think extra one or few months we still got patience to wait for it..since it is progressing positively:) and it is better to finish up all the works nicely before we all actually get the CF.

to patricia: the grill looks can be choose, those normal plain bored looking plainstiff iron bars its cheap, those with pattern design its slightly pricey.

patricia, i thought the same – it doesn’t look nice with the grille. i had surveyed my unit and found that it is a big challenge to break in via balcony, but my future wife is still very concerned and want me to install the grille
Anyway, could anyone recommend a good grille contractor? or anyone know how much will it cost? thought of putting up a budget first.

Kenneth mentioned previously that the BV management will consider letting the owners install grille, BUT, the decision has to be made through Residents Association meeting when the RA is formed. This is to ensure that the whole BV residents will be using same type/design as uniformity.
The question is:
- Would you wait until the decision is made, but compromising your security and property? Living in fear that someone might break-in at night, or, have good night sleeps without worries?
- Would you wait till the grille is installed, until then only moving-in?
The choice is yours.
mine is on 2nd floor. and i don intend to have grill if possible. maybe just the alarm system. i hope the security would be ok when we move in.
honestly, i am really not into the idea of grille, but again, my wife’s concern and security come first. probably will install alarm instead of grille…
If we can only install the grille after RA is formed. Then we can consider replace the normal lockset (front and back door)to better quality entry lock ie deadbolt,install door viewer, tinted the balcony’s sliding door, putting bar at the bottom track, exterior lighting ,alarm system, fake CCTV, adjustable hinge and strike plate.
My hubby said I am thinking too much:)
my on ground floor and my concern is much more on the wooden bar outside the master bed room. once it rain the water might split in huh… is that possible for us to cover the wooden bar with glass?
no need grill la. it doesn’t look nice. BV is a gated security place. Pencuri susah masuk.

Sometimes we can be ignorant of the break-ins happening around us. And we just shaking our heads when we read news of how these so-called “pencuri” can easily get into the houses. And end with a sigh saying “Hope this will never happen to me…”.
Gated and guarded doesnt mean 100% break-in proof. It’s not preventive, but just merely another step to delay or reduce the break-in rate. Securing your property and ensuring safety is purely a choice of yours, but a word of caution that never be too trustful even to your guards.
Ever wonder how people can easily walk-in through guard house with tight security? Ever wonder how some buyers can freely snap pictures and enters your units even guards are around?
And yes, some of you are right, “Pencuri susah masuk, tapi tidak bermakna tidak akan masuk”. Alarms only work when the attached circuitry to the doors are disturbed, but not the glass itself. A simple method of noiseless glass cutting taking about less than 5 minutes is more than enough to enter your unit. Voila!
Our main concern is the balcony glass door, it looks really vulnerable. Nonetheless, I raised few questions to my wife yesterday – how do you lock the grille door? Answer – with a lock. Next question, if someone were to break in, will they attempt to cut the grille or simply break the lock? Answer – the lock. Last question, does it mean that a strong / good lock is more effective than the grille? Answer – most probably yes. So, I am now considering to invest in a strong lock + tinting the glass, instead of installing grille…

emm..i think installed of the balcony we can install before the glass door which i think the thief might able to climb in the balcony n unable to break into the house…
emmm..then security matters should be increase the awareness and should bear the responsibility instead of us..since we are paying not so cheap maintenance fees right?

Hi Clement, I have the same thought with you too as my unit also is on the ground floor. Wanted to get something the wooden panel part to prevent water from dropping in.. maybe we can do it together if it’s allowed…
Can consider motion sensors triggered alarm system but it has its drawbacks as well – sometimes too many false alarms…For me, looking into both getting a grille and strong lock.

anybody buy unit at court 17 ? I think since the balcony is facing outside, the small hill and the “no so safe” fence, bad guys can just climb up. so I think a grille at the balcony is a must for court 15, 17 and other courts at the same row….
unless the management do something to the fence, make it more secure to prevent ppl from climbing in.

Guys, I have no idea what wooden panel you are talking about. Perhaps, you can send some photos to show me (or us), we can address the problem to Bukit Ikhlas management. If it is a design problem which could cause water dropping into our house, I think Bukit Ikhlas have the responsibility to fix it.

Hi guys, I just went to the show unit of Bayan Villa and I feel the concept is nice and I like it a lot but the price is slight at the high side for that location. I’m not very clear about the market range for SK location anyone can provide some advice?

Anyone knows BI’s perimeter security strategy? Any intruder detection (ie alarm/ CCTV) available? I notice some gated community even put electric fence.
I might not install grill for balcony if the perimeter security is good enough.
In my opnion, grilles are important no matter how good the Bayan Villa security is. We can block outsiders from entering Bayan Villa, but we really do not know much about who are staying in Bayan Villa.

CCTV are available in the common are of Bayan Villa. Electrical fence is very unlikely to be given.
Thanks Sam for your info. Nowsday, wood-like surface’s metal safety door (white colour)availble in the market. I am checking with Sales person if we allowed to change the main door.
