Something to share, by Lena (Purchaser)

Hope this email finds you well.
I would just like to share some incident that actually lead me to choose bayan villa and I hope this message would get across to other bayan villa’s members.
I stayed in Bukit Serdang actually and my apartment is located next to TPM. The apartment and the environment was actually a nice and quiet place in the beginning when we moved in. Some time later, some units were rented out to group of students (African) whom I believe are students at the TPM’s college, as they have a designated bus sekolah to pick them up every morning, and the place began to change and I do not enjoy living and staying in this apartment like we used to. There are quite a considerable amount of African students staying here. About 10 units rented out to African students.
Unfortunately the unit downstairs of my own unit was one of those apartments, they have quite a considerable of amount of African students as they occassionally have late nite parties, blasting music, hard liquor bottles thrown out windows, used condoms thrown out, rubbish, cigarette butts which hits the car parked down at the parking lot.
I have made complaints to the guard, but unfortunately the guard are somewhat afraid of them as they are usually hesitant to approach them since they are usually in a big groups. I have called the Sri Kembangan Police, usually midnite at 2am, which they did came and warn these tenants but they continued as usual soon after the police left. They even argued with the policemen in drunken manner and challenging the authority of the police.
I have made complaints to the owner, to which the volume has turn down a bit but the damage and the trauma is here to stay. Some of these African community there has their own cars and despite knowing there will be elderly and young children crossing the road, still full speed is used to drive their cars.
I have had numerous experience having to sleep in my car parked down when I was pregnant with my first baby at 5 months. I slept in the living hall instead of my very own bed. I choose to deliver at home town instead of here since I doubt that I will be able to recover and rest in my own apartment.
My baby boy is now 9 months old and the place is not a conducive environment to raise my baby. We are actually not prepared financially to move but sacrifices need to be made to make a better living environment for my family.
I sincerely hope that Bayan Villa will not have such incidents and I pray that owner who wish to rent out bayan villa could be more considerate towards their fellow member of Bayan Villa by selecting their tenant carefully.

Lena, so sorry to hear about all this.. hope our BV can be a nice neighbor hood for all of us to stay … something for us to think about since UPM is about open another entrance right opposite where our current entrance is …
Say No No to Student (African), i have a similar experience with Lena, future neighborhood pls don’t cos of a extra cent, we want to stay in peaceful environment…
Yes, agree. If any of the owner thinking of renting out the house, please rent it to working professionals and not foreign students. It would be the best also if the management can have some kind of control to maintain the BI harmonious neighbourhood.
Lena, im having that experience too… is good to hear that, someone is raise up this issue.
CHW, agree and not only foreign those local also has problem.
you guys want Bayan Villa looks like Beverly Hills 90210; the community, residency. but our developer doesnn’t seems like that.

I don’t think the problem is because they are African, something which you have repeatedly stated, but rather they are not used to malaysian customs, are not muslims, and are students. Would it not be more appropriate to simply deem them as students then africans? I have met english people who are much worse, and not to mention a lot of chinese students who are just as bad in england.
Yeah I agree with Riyaz, I’ve met with both the good and bad from the bunch, either local or international flavour… it’s more to the student culture thingy .. late nights… many friends hanging over, loud music, noise level high, etc… I know because I used to come from that back in my student days :p

From my nature of business as real estate agent, i’ve heard a lots of Lena experience with others student tenant be it local, African, Middle East, Korean etc.
I do think we can minimise all this trouble makers. Basically, the owner have to be strict with the tenant’s from the beginning with the house rules n regulations. From there, then the active committee members have to enforce it by aliasing with management office, police, and of course real estate agent too. Everyone have a role in keeping the neighbourhood safe n sound and of course our hard earn investment.
Do start to get all the owners together by organizing a BBQ party/ teh tarik session and form the committee members asap. Do count me in.
