Vacant Possession
I received a few calls from Bayan Villa purchasers today, telling me that their bank has released the final payment. They will be getting the key after the cheque is received, and their waiting is about to end very soon. Congrats to them and you.
As I am not in the peninsular, I can’t update you guys on what is happening now. Some purchasers who called, asked about the procedures of vacant possession, which I am not able to answer them.
If you have an idea about it, can you share here with your neignbours?
As for the maintenance fee issue, kindly log on to the forum to discuss it, this is not a proper channel for internal issue like maintenance fees.

Just wonder did your guys check defect immediately after collect the key? or have to rearrange with mgmt.for that?
Sorry to those whose bank is with EON. I just called up the CAC, they got the letters from BV this week only, and will process the payment early July, as they have bulk of other VPs payment to make as well.

I’m Rachel from Court 12. Need some advise from you. I’m going to get my keys today. Would like to know anything you can advise on the LAD. They are asking us to forgo out rights which we found was quite insane and unreasonable and we didn’t agree to their appeal. Did you agree upon them?
For the rest of the members, very please to meet you all!! They told there would be a key handling ceremony so purchasers can meet their neighbors but it turns out to be an invisible carrot. Anyway, pleasure to meet everyone here! :o)

I’m also with EON bank, and they have received the invoice last week and has already prepared the cheque. But, unfortunately, for EON, the cheque has to be collected.According to EON CAC, the called BI to collect the cheque on 22 Jun 2010, but nobody from BI showed up to collect until today. Only Monday BI will collect the cheque.
So, I ended up ‘rugi’ 4 days… why always the customer ‘rugi’ har…
btw… neighbors who got their keys already, has your water meter installed? I signed the aku janji (2nd batch I think), but no water meter yet (checked on Thursday)….
it is weird if got keys but no water… ha ha ha.. can be part of defects… :D

same for public bank. i called public bank yesterday and they said the cheque is ready for collection. called BI today and they have not received (or collected) yet… anyone from court 3?

If you read carefully the s/p agreement, every word is one sided. The consumer always on “rugi” side…hahaha. What to do…we need them at the same time we hated them…lol.
Congrat to all who got the keys. I’m with EON too :( feel sad as everyday(i station myself there) i see owner get keys except myself :(

I’m with EON too. Called CAC Shamelin today, the officer said she only received the billings on 23rd June. Only able to release by end of next week :(

seriously think that it is very unfair for purchaser to bear the consequences of unprofessional conduct by developer / banker… sigh…

I was at BI today to collect my key but was told that BI hasn’t receive the cheque from EON Bank. I was surprise as I receive the statement of release (incl. the Debit Note) and shown to the rep over there. Then the reason given is they receive the call from EON Bank but was too busy to get it. What an excuse!!!!!
my loan is from EON too and i’ve called them to check. one of the officers ensure me they will release the payment in time before the due date 12/7 and that currently they have about 30 applications for bayan villa. he said they will release the payment at a go for these 30 something purchasers. oh well, hope they keep their words, but i’ll be calling them every alternate days to push them.
O.M.F.G. when we’re about to collect our keys, we get slapped with this overdue interest upon receiving the VP letter???? anyone kena this???? why we’re not informed earlier that we’ve been charged with overdue interest?!?!?! soooo NOT our fault!!!

You need to check wif ur bank where to lodge a complain for Late payment interest. This issue is between bank, developer and bank’s lawyer. The bank will investigate and response back to you in 2 weeks time or some banks will take 1 month.
Anyway, if u want to take the keys immediately, you need to pay under protes first. In short u pay the amount first to the developer.
If it is bank’s fault, they will need to pay that amount back to you.
If other party’s fault, you can claim from them the overdue payment. Earlier someone already post a link regarding FAQ for Late Payment Interest aka overdue interest issue. You can click on that link to read in detail which authorities you can complain to if any of the party at fault dont want to take up the responsibility after findings that they are at fault, you can lodge a formal complain to the respective authority.
Lets put some pressure to EON Bank by caling them daily!!

Is anyone good at drawing map? I can foresee we will have a tough time giving directions to our guests/contractors/delivery especially now that the main entrance is blocked.. Really appreciate volunteers, if any. In fact, I had to go drive in and out few times yesterday to bring in contractors as few of them got lost on the way.
Tell the contractor it’s near by Aman Height (most of them know it because some might did some renovation work there)
Or,
From the tracfic light of BV old entrance, go straight till the end and reach a T-junction, turn left and go straight. Meet another T-junction again and also turn left(Turn right to Aman Height). Go straight to the end and you will see BV small guard house on your left.
Called EON CAC-Shamelin today. Still yet to release the final payment :(
Most likely by early next week.
Those who are with EON, please help to put pressure on them! Damn slow!!

I am facing problem for late payment interest charge as well. the problem is clearly from the lawyer, anybody is facing the same problems as well? Maybe we can work together on this. The lawyer is Michael from SK Ling. I dont hope that our right is being deprived because of irresponsible party. I am consulting my friend who is a lawyer to work on this.

eon still tells me the same news –> “Don’t worry ma’am, we will release the money BEFORE the due date” well, i don’t know but they were late for the first payment release. what guarantees they will release the final payment in time? sigh.

Eon will sure release before the due date. But the problem is, we need our keys fast!!! They shouldn’t hold the payment for so long.
Spoken to the Head of Disbursement (progressive release division) this morning. She promised to release the final payment latest by tomorrow.
Failing which, i will complain to the HQ!

My loan is with AMbank and they too still haven’t release the money.
Thanks Siew Fun for the update. I have just checked my EON loan account, there’s amount of loan disbursed this morning. However, I’ve called BV and they said they have not received the cheque yet at this moment.
yea, my banker (EON) also called me yesterday that the bank has disbursed the loan, will go to log a complaint there for the overdue interest.

1) LAD claim;
2) Late payment interest;
3) Defect works;
4) Strata titles application by developer;
5) Formation of Joint Management Body (12 months from VP date)
Wow! Busy betul…
remember to knock each and every tiles in your unit. i found a lot of hollow tiles.
